1. Rental week is from Saturday to Saturday.  Check-in is after 3:00 pm. Checkout is at 10:00 am. 

2. Please notify us immediately upon arrival if you find the house has not been cleaned or has any damage.

3. Smoking is NOT allowed.  Pets are NOT allowed (some of our renters have allergies).

4. No loud noise or music at any time.  11:00 pm to 6:00 am is “quiet time” and is enforced by resort security up to and including eviction from rental home without refund of remaining vacation days.

5. Only people listed in the rental agreement are permitted into this resort and allowed to use the resort pools and other facilities.  This is a resort policy to avoid overcrowding of facilities and will be enforced up to and including eviction from rental home without refund of remaining vacation days.  We can issue approvals for a limited number of visitors if needed – please let us know if you are expecting any.

6. This home is privately owned; the Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

7. Resort Passes:  Resort passes can be picked up at entrance security when you first arrive.  Renters must display resort pass on the rear view mirror of vehicle at all times while in the resort. Failure to display resort pass may result in towing of vehicle at renter's expense. 

8. Vehicle Parking: Parking is limited to 2 vehicle(s) at our home.  Elsewhere in the resort, vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted anywhere in the resort.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

9. Housekeeping:  There is no daily housekeeping/maid service.    We do provide a washer and dryer for your use. Linens and towels are not included, but can be purchased inexpensively locally. 

10. Final Cleaning:  Our rental rate includes basic end-of-rental cleaning service. The cleaning crew will wash/dry the linens, vacuum/clean the floors, and clean the bathrooms and kitchen.
We ask that you treat our home with respect during your vacation, clean up the kitchen after every meal, and do not leave a large mess for the cleaning crew. Any extra charges from the cleaning crew will be charged to you.

11. Property Damage:  Our rental fee includes insurance for accidental property damage. You may be charged by the insurance company if they determine any damage was intentional. 

12. Taxes:  We are required to collect and remit sales and accommodation taxes on the rental fee.

13. Rental Payment: 25% of the rental fee is required to reserve your vacation week. The remaining amount is due no later than 30 days before your vacation begins. 

14. Golf Cart Rental: The use of our golf cart is available for an additional $195 for the week. Please let us know if you are interested in renting this golf cart, and view the Golf Cart Policies. 

15. Cancellations/Refunds: Your rental fee is fully refundable up to 30 days before your vacation begins.  We realize that situations occasionally happen in which renters need to cancel their vacation plans within this 30-day period, however we will NOT be able to refund your payment if you cancel within 30 days before your vacation begins unless another renter is found to fill your unused vacation week.  Inexpensive vacation insurance is available from several online companies if you wish to receive protection from an unexpected cancellation.

16. Storms:  Even a beach vacation has an occasional stormy day.  No refunds for inclement weather will be given unless the state or local authorities order hurricane evacuations.  If there is a mandatory evacuation order we will refund any unused portion of rent from a guest currently registered (or) any advance rents collected or deposited for a reservation that is scheduled to arrive during a "Hurricane Warning" period.
